Terms and Conditions

Please note the following Terms and Conditions relating to reservations and stays at the Absolute Beachfront Apartments, Lennox Head.

Rates Validity

  • All rates and charges are subject to change without notice.
  • Prices are valid for the dates indicated. All costs shown are in Australian Dollars, or as otherwise indicated, and include GST (Goods and Services Tax).
  • Accommodation costs are for apartment only and do not include transfer costs unless otherwise indicated.
  • Prices quoted and shown are not final until full payment is received.

Booking Terms and Conditions

All reservations are subject to the following Terms and Conditions:

  • A $200 non-refundable deposit is required at the time of booking. Payment in full is required 30 days prior to arrival.
  • To secure a booking during peak season (including parts of December, January and Easter), 50% of the total accommodation charge is payable 6 months prior to arrival or as otherwise requested.
  • Where the booking is within 30 days of arrival, full payment is required at the time of booking by credit card or EFT.
  • When paying by credit card a 1.5% fee will be charged.
  • The person making the booking must stay in the property unless otherwise stated.

Cancellation Policy

  • All Deposits are non-refundable.
  • Any cancellation within 7 days of arrival is non-refundable.
  • If a booking is not cancelled and a guest fails to arrive, the full tariff will be changed to the credit card number supplied at the time of booking.
  • Cancellation of peak holiday bookings will forfeit the total amount of the booking unless we can fill the total booking cancelled and then a charge of $100 will apply. Any bookings of one night or more in peak season will be deemed peak season bookings.

Special Offers

  • Special offers are valid for direct public bookings via internet only.
  • Each special offer is exclusive and cannot be combined with other special offers.
  • All special packages must be paid in full at time of booking.
  • Please note all special packages are non-refundable.


All quotations are subject to availability of services quoted and are not guaranteed until the booking is confirmed and deposit received.

Terms & Conditions During Your Stay

Guest Responsibility: The guest who makes the booking takes responsibility for everyone staying in the apartment at that time. The stated maximum number of guests for the apartment must not be exceeded.

Check-in/out Times: Check-in time is 2pm and check-out is 10am. During peak season check-in is 3pm and check-out 9am. If you require a later check-out, please negotiate this with the On-site Manager/Caretaker.

Pets: Although much loved, pets are not allowed to be kept in holiday rental apartments or on common property. Any breach of this condition will result in termination without refund.

Smoking: Smoking is not permitted inside the property at any time.

Pool: The pool is open for guests’ enjoyment from 8am to 8pm. All children must be supervised at all times, and pool rules followed.

Clean-up: Please leave your apartment in a clean and tidy manner with all used utensils washed and dried, dishwasher emptied, and all garbage removed. Failure to do this will incur extra cleaning charges.

Excessive Noise: Excessive noise will not be tolerated. Please keep any noise to a minimum after 10pm. All apartments are considered family-friendly and noisy gatherings or parties are not acceptable.

Barbecue Area: The barbecue area is for the enjoyment of all guests and we ask that you clean up after yourself so others can enjoy these facilities. The barbecue area is closed after 10pm.

Linen: Linen is supplied to all apartments and changed weekly. If you require extra linen please contact the On-site Manager/Caretakers.

Rubbish Disposal: Garbage is collected from two-bedroom apartments daily. Guests staying in one-bedroom apartments and Apartment 8B need to empty their garbage in the large green bin located at the northern end of the property.

Strata Title Laws: Strata Title Laws must be abided by at all times.

Breakages and Damages: Breakages and damages must be reported to the On-site Manager/Caretakers, and arrangements to pay for these must be made by the guests before departing the apartment.

Behaviour Management: On-site Manager/Caretakers reserve the right to evict any person from the premises immediately and without notice or refund.
